Tenant Sourcing · £295 inc. VAT
Find me a tenant,
I’ll take it from there.
For landlords who want to run their own property but not their own advert. We market it, fill it with somebody properly referenced, do the paperwork correctly, and hand you the keys and a complete file.
Who it suits
This one is for you if…
You have let before and you know what you are doing
You live near enough to handle repairs and calls yourself
You want the marketing, referencing and legal paperwork done right
You would rather pay once than a percentage every month
The whole list

What it does not cover
- Monthly rent collected and reconciled

- Day-to-day management of the tenancy
- Repairs co-ordinated with trades we actually use
Those sit in the services above it. If you want them, say so at the valuation and we will price the right one rather than sell you the biggest.
A dated, photographic inventory and check-out report is prepared on every service and charged separately. Ask the office what it comes to for your property.
In plain words
What Tenant Sourcing actually is.
What you actually get for £295
A flat fee: not a monthly percentage, and not a percentage of the first year’s rent either. The published guides put a tenant-find service at £400 to £1,500, or 8% to 12% of the first year’s rent. Ours is £295 including VAT whatever the rent is, and that is our rate for landlords new to Megacity. If you have let through us before, ring the office and ask what applies to you.
The part that protects you later
Referencing is where a tenancy is won or lost. We reference through Canopy, which verifies income and affordability through Experian and Open Banking rather than taking a payslip at face value, and we take up employment and previous-landlord references on top. Right to Rent is done on every adult who will live there.
Where it stops
Once the tenant is in, the tenancy is yours. Rent comes to you, repairs come to you, and rent reviews are yours to run. If you would rather that came to us, Rent Collection picks up the money and Full Management picks up everything.
