What landlords here need to know.

Licensing is decided address by address

Manchester City Council is the licensing authority for the whole city. An HMO with five or more people from two or more households needs a mandatory licence wherever it is, and the council can also designate neighbourhoods for additional or selective licensing. Designations are made area by area and renewed on their own timetable, so we check your exact address against the council’s current schemes before you let, not after.

The postcode does not always tell you the council

M16 is split between Manchester and Trafford, and M3 between Manchester and Salford, so two flats a few streets apart can pay council tax to different councils and fall under different licensing rules. We go by the address. If yours is in Old Trafford or on the Salford side of the river, the Old Trafford and Salford pages are the ones that apply.

Student lets run on the academic year

Hulme and the streets off Oxford Road sit next to the University of Manchester and Manchester Metropolitan University, and a lot of what lets there goes to students and young professionals. That demand follows the academic year: most moves happen around the summer, and a good student home is often agreed months before the tenancy starts.

Council tax, and who pays it

Council tax on a Manchester home is billed by Manchester City Council. The tenant normally pays it during the tenancy; when the property is empty between tenants it falls back to the landlord, which is one reason a void costs more than the lost rent.
