Professional lettings & property management across Greater Manchester

Your property,
expertly managed.

Megacity Properties helps landlords let and manage their properties with confidence. As an ARLA Propertymark member, we provide professional tenant sourcing, thorough referencing, rent collection and ongoing property management across Manchester, Salford and the wider Greater Manchester area. Client money is protected through Propertymark’s scheme, and tenancy deposits are protected with the Deposit Protection Service.

Landlord services

Start with the three core services.

You decide how much of the tenancy you hand over. With every level of service, you’ll be supported by the same experienced team, providing consistent and professional support throughout.

Start Full Management from 8% inc. VAT for the first 12 months of management for your first tenancy with us. Our standard 10% inc. VAT rate applies after that.

Your money & your rent

How your rent is protected.

Rent passing through a letting agent is only as safe as the agent holding it. Ours is protected by law, by scheme membership and by process. Here is each layer.

Client Money Protection

Every penny of rent we hold on your behalf sits in a designated client account, separate from company money, and is covered by the Propertymark Client Money Protection scheme — a legal requirement for letting agents in England, and we hold it.

Rent collected & paid on time

Rent is collected on the due date, reconciled against your tenancy, and paid to you promptly with a statement you can actually read. Arrears are chased the moment they appear, not weeks later.

Deposits protected with DPS Insured

Tenant deposits are protected with DPS Insured within the statutory 30 days, and the prescribed information is served correctly — a deposit protected late can cost a court penalty of one to three times the deposit.

Your asset

How your property is managed properly.

A tenancy is four things: the right tenant, the right paperwork, the right condition and the right eyes on it. We handle all four.

Inventory & condition

A dated, photographic inventory and schedule of condition at move-in, and a check-out report at the end. Without that evidence a deposit deduction is very hard to win; with it, your claim stands up. It sits outside the management fee — ask us what it comes to.

Routine inspections

Periodic inspections with written findings and photographs, so small problems (a slow leak, early damp, an unreported repair) are caught while they are still cheap to fix.

Compliance kept current

Gas Safety, EICR, EPC, alarms and the Fitness for Human Habitation standard tracked with renewal dates so nothing lapses. Damp, mould and hazards are dealt with promptly and recorded.

HMO & selective licensing

If your property is an HMO or sits in a selective licensing area, operating without the right licence risks a rent repayment order and an unlimited fine. We identify, apply, renew, and co-ordinate the works.

Maintenance by trusted trades

Ten years of hands-on maintenance experience and a contractor list we actually use. Repairs are co-ordinated, quoted where they matter, and recorded — protecting both the tenant and your asset.

Correct paperwork

Tenancy agreements drafted properly, How to Rent guide served, EPC and gas certificate issued, deposit prescribed information served on time — the foundation, not the afterthought.

Tenant selection

How we find, and check, good tenants.

The single biggest risk to a landlord’s income is the wrong tenant. Referencing is not a formality here; it is the week of diligence that saves a year of trouble.

  1. 01

Marketed properly, to the right audience

Professional photography, honest listings and accompanied viewings, advertised to professionals and students across Greater Manchester, and listed on Zoopla, OnTheMarket and our own site.

  2. 02

Right to Rent: a legal requirement

Every adult occupier’s immigration status is checked and documented before a tenancy begins, as required by the Immigration Act. It is never skipped or assumed.

  3. 03

    Independent referencing

Credit history, employment and income verification, affordability against the rent, and a previous landlord reference. We are looking for a tenant who can comfortably afford the property.

  4. 04

    Identity & anti-money-laundering

Identity verified against documents, with anti-money-laundering checks applied where they are required of a regulated agent.

  5. 05

    Guarantor where appropriate

For students and applicants with thinner references, a UK-based guarantor is referenced and bound by deed, so the rent is still covered if circumstances change.

  6. 06

    Move-in done correctly

Deposit protected, prescribed information served, inventory signed, certificates issued, standing order set up. The tenancy starts on a clean, documented footing.

Accreditations explained

What each badge actually means.

Plenty of agents display logos. Fewer explain what they oblige the agent to do, or the standard they guarantee you.

ARLA Propertymark Propertymark Protected means entry requirements met, Client Money Protection and indemnity insurance held, client money kept separate, an annual accountant’s report, and the Propertymark Conduct Rules followed.
The Property Ombudsman Every letting agent in England must belong to a government-approved redress scheme. Ours marks our service against a published national code of practice — membership T06217.
Deposit Protection Service Deposits protected in a government-approved scheme within 30 days, with the prescribed information served. We use DPS Insured and we do both, every tenancy.
NRLA Membership of the National Residential Landlords Association keeps us current on the law as it moves: the Renters’ Rights Act, Awaab’s Law, EPC requirements and licensing.

For investors

From property deal to rental income.

Thinking of starting or growing a rental portfolio in Greater Manchester? We work with investors from purchase through to a tenanted, compliant, income-producing asset.

Where the demand actually is

Honest guidance on achievable rents street by street across Greater Manchester, priced from the lettings we agree, not a national average.

HMO conversion & licensing

Single let to HMO is where much of the yield sits, and where most of the regulation sits too. We advise on licensing, room sizes, amenities and fire safety, then co-ordinate the works.

Renovation & readiness

Refurbishment, decoration and preparing a property for its first tenancy, managed end to end so your void period is as short as it can be.

Then we run it

Once tenanted, the property moves into Full Management: rent collected, compliance tracked, maintenance handled, statements issued. One team from deal to income.

Landlord questions

Answers, plainly.
How is my money protected?
Rent and any funds we hold on your behalf are kept in a designated client account, separate from our own money, and covered by Propertymark Client Money Protection, a government-approved guarantee on client money. We also hold professional indemnity insurance, and we are members of The Property Ombudsman, so the standard we work to is set independently.
What checks do you run on a tenant before they move in?
Right to Rent immigration checks on every adult occupier, credit history, employment and income verification, an affordability assessment against the rent, a previous landlord reference, and identity verification. Where references are thin (students, for example), we reference a UK-based guarantor as well.
Who holds the deposit?
We use DPS Insured — the insured scheme, so the money is held by us and DPS insures it. It is protected within 30 days of receipt and the prescribed information is served on the tenant. Disputes at the end go to DPS’s free, independent adjudication, decided on the inventory evidence.
What happens if the tenant stops paying?
Arrears are identified the day the rent is missed, not at month end. We contact the tenant immediately, keep you informed in writing, and follow a documented arrears process. If matters escalate we advise on the correct notice and, where you want it, work with solicitors on possession.
Which safety certificates does my property need?
Typically an annual Gas Safety Certificate, an EICR at least every five years, a valid EPC at the required minimum rating, and compliant smoke and carbon monoxide alarms. HMOs carry additional fire safety and amenity requirements. We track renewal dates and arrange the inspections.
Can you take over a tenancy from my current agent?
Yes, and we handle the whole handover. You sign one letter of authority; we collect the keys, agreements, deposit registrations, certificates and tenant details, and write to your tenants explaining where the rent goes now. The tenancy itself is unaffected.
Do you manage HMOs and student properties?
Yes. HMOs and single lets are our core business, for both professionals and students, across Greater Manchester — including licence applications and renewals, selective licensing, preparing a property to standard, and HMO conversion work.
How quickly will I hear back about a professional valuation?
Usually within one working day. The valuation is free, carries no obligation, and is based on comparable lettings we have actually agreed nearby: an achievable rent rather than a flattering one that leaves your property empty.

Let’s talk about your property.

A professional valuation costs nothing and commits you to nothing: just an honest number from the team that lets homes on your street.
