Letting agents · Manchester city centre

Almost everything that rents in the centre is an apartment in a managed block, and that changes what letting one involves: the lease, the building’s rules and its managing agent all sit alongside the tenancy, and letting one well means dealing with all three.

Letting in the city centre

An apartment is more than a tenancy.

Start with the lease

Before an apartment is let, the lease has to allow it. Some need the freeholder’s consent, some restrict pets or short lets, and a mortgage may need the lender’s consent to let as well. It is a quick check, and much better done before the advert than after a tenant has paid a holding deposit.

The building has its own rules

Fobs, parking spaces, bin stores and move-in slots are set by the building’s managing agent, not by the tenancy. Service charge and ground rent stay with the landlord: under the Tenant Fees Act they cannot be passed on to a tenant as a separate charge. Sorting the building side before the tenancy starts saves a tenant a difficult first day.

Both sides of the river

The centre runs from the Northern Quarter and Ancoats across to Spinningfields, Deansgate and Castlefield. Across the Irwell, Chapel Street, Greengate and the Adelphi are in Salford, even where the postcode is M3, so council tax and licensing there are Salford City Council’s, not Manchester’s. The Salford page covers that side.

Council tax in the centre

On the Manchester side, council tax is billed by Manchester City Council. The band belongs to the flat, not the building, so two apartments on the same floor can pay different amounts; it is worth checking before you set the rent. Our council tax calculator has the current figures.

For city centre landlords

However involved you want to be.

If you live nearby, you may only want a tenant found; if you live further away, you may want the building, the tenant and the rent handled for you. Each level is a published price.
