Letting in Salford

Salford does things its own way.

Salford sets its own rules

Salford City Council is the licensing authority, and it has used selective licensing in designated neighbourhoods, where every privately rented home needs a licence, not only HMOs. Schemes are made and renewed area by area, so the first thing we do with a Salford property is check the council’s current designations against its exact address. Council tax is billed by Salford City Council too, and our council tax calculator has its bands.

Around the university: rooms and the academic year

The University of Salford’s main campus is by Salford Crescent, with more of it on the Adelphi side of Chapel Street, and the terraces around it let widely as rooms in shared houses. Those lets follow the academic year and are often agreed well ahead, which is why a room can be advertised months before it is free. A shared house with five or more tenants from two or more households needs an HMO licence, and our HMO page sets out what comes with one.

The Quays and the Eccles line

Around Salford Quays and MediaCityUK, and out along the Metrolink’s Eccles line past Ladywell and Salford Royal hospital, most of what rents is modern apartments. With those, the service charge, the building’s rules and the parking are part of the let, and they belong in the conversation before a tenant signs.

Swinton, Eccles and Worsley are Salford too

The City of Salford reaches well beyond the centre: Swinton, Pendlebury, Eccles, Walkden and Worsley are all part of it, and the same council handles licensing and council tax across them. Addresses there often just say Manchester, so we go by the postcode. Letting in Swinton has its own page.

For Salford landlords

Pick how much you hand over.

Whether it is a room in a shared house or an apartment at the Quays, the service is the same three levels at published prices, and HMOs have a team of their own.
