Safety certificates & compliance
Certificates, handled.
Landlords carry a long list of safety and compliance responsibilities, and the penalties for missing one are out of all proportion to the cost of booking it. We co-ordinate the inspections and track when each is due.
What we look after
Every certificate, on time.
- Gas Safety Certificates
- Electrical Installation Condition Reports (EICR)
- Energy Performance Certificates (EPC)
- Smoke and fire alarm requirements
- Associated remedial and compliance works
What your property needs
The list, in plain English.
Gas Safety Certificate
An annual check of every gas appliance and flue by a Gas Safe registered engineer, with a copy served on the tenant. This one is not optional and not negotiable.
EICR
An Electrical Installation Condition Report at least every five years, with a copy given to each new tenant before they move in. Any C1 or C2 fault has to be remedied within 28 days.
EPC
A valid Energy Performance Certificate before the property is marketed, currently E or above to let legally. The minimum standard is under review, so it is worth knowing your rating now.
Alarms
A smoke alarm on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance, tested on the first day of the tenancy.
Right to Rent
Every adult occupier’s immigration status checked and evidenced before they move in, with follow-up checks where a time-limited status applies.
Documents served
How to Rent guide, EPC, gas certificate and the deposit prescribed information, all served correctly and inside the deadline. Getting this wrong can undermine a possession claim.
Compliance
Certificates tracked, not chased by surprise.
Full Management includes compliance monitoring and the renewal diary that goes with it.
